Great composition and use of materials. I appreciate the way openings are handled differently in each material to further reinforce the differences of the materials.

The monolithic Stone and Brick façade planes are used to create a great overall balance for the structure. The vertical stone module works well with the scale of the building.

Brick and Stone are used well in concert with other lighter materials. The overall material balance has a comfortable feel, and the stone detailing has a sophistication that harmonizes with the overall articulation.

Excellent use of both stone and brick in concert with the glass and metal panel. While the detailing of the brick and stone may not be extravagant, the overall proportions, detailing, scale and aesthetic composition put this project ahead of all others.

Breathtaking brick detailing!

Creative use of intricate brick detailing provides life to a typically unassuming building type.

This building is an exemplary masonry showcase, in terms of both quality and variety of brick details. Here the usage of brick elevates a simple commercial structure.

The owner of this project clearly loves masonry, taking what could have been a typical commercial project and elevating it to greatness. The detailing in both the art panels as well as the rest of the façades shows a high level of thought and craftsmanship.

The brick band details are impressive. Well executed details in a simple building form.

The implementation of simple horizontal detailing and varying bond patterns create a dynamic yet quiet vocabulary.

Sincere attention has been paid to brick patterning, resulting in a cohesive project.

While somewhat unassuming from the macro view, the closer one gets to this project the more the beautiful detailing and patterning becomes apparent.

The brick interior adds so much to the design and ties the historic exterior and clean modern interior together nicely.

Creative involvements of brick on the interior to create a comfortable and inviting space that does blend well with the existing building elements.

While brick is generally considered an exterior material, it brings a substance and warmth to the interior of this project.

Allowing the previously exterior façade of the existing building to become a feature within the new addition creates a dynamic not present in many projects. In doing so the existing building maintains its integrity and becomes a showcase element within the new.

Clean and simple use of planes of materials allows this parking garage to rest comfortably in the urban environment, without screaming “parking garage”. The street level retail space is detailed well for the pedestrian scale.

The upper brick façade elements comfortably float above the pedestrian level while simple contrasting detail elements provide a nice textural quality at grade.

Sometimes the best way to use brick is to employ it simply, as is done here. The brick contrasts well with the other elements, and provides warmth and texture amidst the total composition

By creating simple, honest masonry panels this building nestles well within the surrounding context without trying to emulate it. The layering of detail provides interest at both the urban and pedestrian scales.

My favorite piece of architecture. I appreciate the pure and simple use of materials which create the focus on the building form and energy.

The use of the material at its purist form creates a dynamic building design. The simple grey walls complement the natural timber components very well and is not overbearing.

CMU is utilized in an honest and humble manner. A 'dressier' material would have had too much pretense. Instead, the CMU provides a quiet base for other foreground elements.

The subtlety and honesty of raw CMU is utilized extremely well in this project, creating a welcome texture and complimenting color in what could have easily been a more expensive material.

The linear bands of various CMU blocks creates interest with a simple material. I enjoy the overall forms of the building and the way the brick and limestone masses play together.

The various CMU types work well to form a nice monolithic composition while the horizontal detailing divides the large wall expanses to compliment the other building elements.

CMU was chosen for the most prominent portions of the building, and is detailed with sensitivity.

The use of CMU as major defining elements in the project is refreshing. The subtle detailing in the bond patterning shows a concern for the human scale.

Simple clean design that is elegantly detailed. The simple form because more and more interesting as a visitor notices the minute details in the stone and metal work. Very well executed design.

The use of limestone balances the brick areas well. The vertical pilaster detailing and integration provides a quiet rhythm at the pedestrian areas.

Stone is used in a thoughtful way to enhance the fine-grain detail of a rather simple structure. It is playful and interesting without being trendy.

Historically minded in form and detailing, this project shows a level of thought not common among smaller buildings. While some may think the stone work is secondary to the brick portions of the project, the strength of the project as a whole is built from the stone detailing.

Affordable housing which fits comfortably in its surroundings. The extensive use of brick and clean lines eliminates the preconceptions of affordable housing, and would create pride and comfort for occupants.

Nice implementation of masonry in a large residential development. The use of brick is commended as it helps define development in the urban context.

In a day when even many upscale housing projects utilize brick as only a front façade, this project is commendable for the total and thorough usage of brick. The fact that this extensive usage of brick was invested into an Affordable Housing project is even more noteworthy. The result is a total environment of dignity that complements the urban fabric.

One would not initially think this development was Affordable Housing based on the extensive use of brick masonry and the well executed detailing and proportioning.
